This technically demanding project incorporated the latest Velux roof window designs, to create the rear elevation Cabrio Balcony, which made up over 75% of the rear elevation roof.

1st Floor Extension

1st Floor extension over existing garage, consisting new bedroom and en-suite. Started in March 2008 & completed in 6 weeks on budget! Our customer contacted us with approved planning permission, but no building regulations in place. This project was completed on a Building Notice.

| Side elevation shows clearly the attention to detail that comes as standard on all our developments. The original bricks in the house had been discontinued, and were no longer available. Using our contacts at Jewson we managed to get these hand made bricks from Wales! As you can see from the original gable wall of the garage, the bricks match extremely well. Although these bricks cost 3 times more, in the long run the attention to details will pay dividends!

This extension being built over the existing garage, made it a challenge as the existing side elevation garage wall did not have a cavity. To create a room above without making it too small we had to construct the inner leaf as timber- frame to accommodate the necessary insulation for a habitable room. The entire timber construction was hand cut on site along with the roof construction by our carpentry contractors DJS Contracts. Quality contractors is the key to quality construction!

This 1930’s detached property, Started in May 07 it has been extended to create a large two storey side extension, and a single storey rear extension. Using re-claimed roof tiles and exact matching of existing brickwork the extension is hard to pick out. The building looks as if it has always been this size. This is what separates us from other development companies, the commitment to high standards & a quality finish.

The rear elevation was built and the existing kitchen space was knocked through to create the large open planned kitchen. Using roof lights, large window & doors & vaulted ceilings creating a naturally light and spacious room.

This 1900’s 2 bedroom character cottage is our most recent development. Purchased in September 2006 it was in a state of total disrepair. The previous occupant had lived in the house over fifty years and not much had changed in that time. This development involves extending and totally renovating this property into a 3 bedroom character cottage. We have made every effort to BUILD GREEN where possible, considering and reducing the impact on our environment

The overgrown garden and dilapidated out buildings needed a lot of work, but the plot size and south facing garden makes this property very desirable.
|

The First stage of the development was to totally gut the property. Care was taken to separate all debris so that it could be recycled. Only 3 skips have been used on this development to date. This is an 80% reduction in skipped rubbish going to landfill sites.

Planning permission was granted for a two story rear extension, allowing for a third bedroom and a larger ground floor living space. Permission was also granted for additional windows on the side elevation to bring much needed natural light into the property. Continuing with the BUILDING GREEN mentality and to keep all the character of the property, local re-claimed bricks and slate are used in the extension. The results as you can see are excellent. The new extension blends in to the original building.

The new two storey extension was built to make the downstairs living space bigger, and to create a new 3rd master bedroom. The master bedroom has a vaulted ceiling and stained glass window to create an open, light and spacious bedroom.

This is an open plan living space utilising existing oak beams mixing character with modern lifestyle needs.

Looking at the existing internal boundary walls it is clear to see the age of the building. The walls are constructed from tree branches and soft red imperial sized bricks held using lime mortar.
|

It was necessary to remove each individual brick, removing any old lime mortar. Using cavity insulation to create good thermal values the walls were re-built using original bricks and a strong cement mortar. The walls were then sealed using linseed oil and left to keep the age and character on show.

This existing 1900’s 3 storey building, was in need of total refurbishment. Planning was approved for an additional 3rd floor extension and conversion of the top 3 floor into 6 flats, after lengthy discussions with the local council .As this building is in a very strict conservation area.
After 9 months hard work the end result is impressive…

...A 4 story building housing two flats per floor, incorporating all conservation issues. The building had to look like it had always been 4 stories high and retain its aged character, hence the wooden sash windows & detailed stone work.

Construction of the 3rd floor extension. Built around the existing roof to enable us to keep the building water tight,
thus allowing the ground floor commercial shops to trade without disturbance. Once again using reclaimed bricks to stay within conservation guidelines.

Construction of the decorative band is carried out using traditional methods. Creating a moulded shutter of the existing band to cast in. Giving the freedom to replicate the band as needed.
